Vrbo or the Owner: Booking a Whole Home Here

On Vrbo, you pay a service fee on top of the rental, worked out as a percentage of the reservation. Vrbo says the percentage changes with the size of the booking and that hosts can’t waive it. Hosts pay Vrbo too: 5% commission plus 3% for payment processing on a pay-per-booking plan.

Book through Sayulita Guide and none of that applies. You don’t pay us a booking fee, and the owner pays us no commission, so apart from taxes, what you pay goes to the owner and the local people who run the house. We’ve got 3 homes on the map so far, each with a direct line to its owner.

Across the river: flatter, calmer, on the north end of the main beach. The far end is a 15-minute walk from the plaza. Best for: Walkers, quiet stays
Beachfront
Homes on the sand itself, on the main beach or Playa de los Muertos. Ask how loud the surf is at night, and where the car goes. Best for: Beach from the doorstep
Tamarindo
Between the river and Gringo Hill, back from the sea. Fewer rentals, more family homes. Best for: Longer stays
Nanzal
The north hillside: gated homes and views, with sun all day. Steep access. Plan on a cart or a car, and a hot summer. Best for: Views, privacy
East Side
Inland, away from the beach and the plaza. A longer walk to the sand. Best for: Quiet, longer stays

What Vrbo Charges Guests and Owners

Guests pay a service fee on the reservation total, before taxes and refundable fees. Vrbo doesn’t publish the range; it says the percentage varies with the amount. You see it at checkout.

Owners on the pay-per-booking plan pay 5% on the rental and fees, plus 3% for card processing on the total payment. Look at the checkout total, not the nightly rate, when you compare.

Booking the Owner Through Sayulita Guide

You find the home, contact the owner or manager from the listing, and agree the dates and price with them. We don’t charge you a booking fee, and we take no commission from the owner.

So there is no platform cut for the owner to build into your price, and what you pay stays in Sayulita. Ask for the direct total for your dates, taxes included, and compare it with the Vrbo checkout for the same home.

What VrboCare Covers, and What It Doesn’t

VrboCare covers internet fraud, being wrongly denied entry, a home that is materially misrepresented, and a deposit wrongly kept. Vrbo’s terms exclude any payment for a reservation not booked through Vrbo’s checkout, and claims have to be made within 30 business days.

It isn’t travel insurance either. Whichever way you book, travel insurance covers the things a booking guarantee doesn’t, like your own cancellation.

Check the Home Before You Pay

Ask the owner for a short video walk-through and a written agreement with the dates, total, deposit, cancellation terms and taxes. Nayarit’s 5% lodging tax applies to direct stays too.
